Tile and grout is a popular option for floor and other surface coverings across the United States. Where tile and grout is durable and available in countless textures, colors, patterns, and styles, this option makes sense to many people. However, tile and grout, though very hardy, can still suffer early deterioration due to a number of reasons. In a effort to help you preserve your tile and grout, we at Harris Carpet & Floors would like to share the top causes as to what makes grout deteriorate early and how you can prevent it.
Standing Water & Moisture Damages Grout
Where tile and grout are often chosen because of the moisture resistance, over exposure can still be a detriment to grout. In kitchens, bathrooms, and laundry rooms where exposure to moisture is constant, the moisture content can be a detriment to grout. Grout is an extremely porous material and easily absorbs everything, especially moisture. The growth of mold and bacteria is encouraged to grow and without preventative measures, the grout starts to crack and crumble. Not only will the corrosion cause early deterioration, but the mold and bacteria growth will easily affect you and family members, including pets. To avoid early grout deterioration caused by moisture, there are a few simple solutions. If you live in high humidity where moisture tends to cling to all surfaces in addition to rooms that are subject to high moisture content, having your tile and grout professionally cleaned 2-3 times a year can really help in addition to your weekly scrubbing. Also, avoid leaving damp or wet area rugs linger on the surfaces as wells towels. Hang the rug up to dry thoroughly before putting it back on the tile floor and toss the towels in the wash. Immediately wipe up any shower drips, spills, and avoid wearing wet shoes on the floors. Be sure to utilize exhaust fans where applicable to better control the moisture.
Bleach & Harsh Chemicals Can Damage Grout
Using harsh or wrong chemicals to clean the tile, especially for specific natural stone, is another common cause of early grout and tile deterioration. Where professionals always use safe and effective cleaners, professional cleaning is encouraged 1-3 times a year. When you clean your floors, select a cleaner that is used for that specific natural stone. If ever in doubt, just use water to remove any spots or residues.
Improper Installation and Lack of Maintenance of Tile & Grout
At the time of installation, the grout and tile are sealed. Sealant acts as a barrier to help keep the moisture and other substances from getting in. Though it is typically done at installation, sealants eventually wear down and a new application is needed. On average, tile and grout needs a new coat of sealant every year, but in areas where traffic is high, the sealants may need more. You can test sealant by pouring an ounce of water on the tile and grout. After a few moments, the water will either bead up and settle on the surface, indicating the sealant is intact, otherwise, the water will penetrate into the grout, leaving dark water spots where it absorbed, requiring a new sealant application. Low grout quality can cause the grout to and tile to deteriorate early, if you use low quality grout, or suspect it was used, consider replacing the grout.
